BUYER INSPECTION:  Buying a home could be the largest single investment you will ever make. To minimize unpleasant or unexpected surprises, you’ll want to learn as much as you can about the house before you buy it. A home inspection may identify the need for major repairs as well as the need for maintenance to keep it in good shape. After the inspection, you will know more about the house, which will allow you to make decisions with confidence.


PRE-LISTING INSPECTIONMake your home more attractive to potential buyers. Find out what items might require maintenance or correction BEFORE your buyers see them. Having a home free of problems generally results in higher offers and selling prices.


NEW CONSTRUCTION:  HomeSpec is available to provide “end of construction/punch list” inspections or to do inspections at each major phase of construction. Either way, you’ll be assured that any builder over-sights are caught early in the process


12 MONTH WARRANTY INSPECTION:  This inspection is for buyers of new homes with a one year builder warranty, and is done just before your one-year warranty expires. The inspector will walk through your home with you to identify any “punch list” items you’d like the builder to address before the warranty expires. This is particularly useful in identifying areas that may have been missed during your initial walk-thru, or in those seldom accessed areas such as your attic and crawl space.


PROPERTY MANAGEMENT/LEASING INSPECTIONS:  HomeSpec will customize an inspection for either the tenant or the property manager. For the tenant, HomeSpec will document the condition of the rental unit at move in to avoid any erroneous charges at the end of your lease. HomeSpec will perform inspections for the Management company to document damage left by a tenant at move-out. HomeSpec will provide both written and photographic documentation useful in arbitration or judicial proceedings.
